New Residential Construction

New Residential Single Family detached, New Single Family Attached, Duplexes, Condos, Additions, and Remodels requires a building permit.

Adopted Codes:

The City of Georgetown has the 2012 IRC and the 2015 International Energy Conservation Code (IECC).

Apply for a New Residential Building Permit

Please apply online at www.mygovernmentonline.org for a New Residential Building Permit. All documents must be submitted digitally in pdf format merged/combined together as listed below:

ELECTRONIC FILE 1 :

Merge/combine the following files together and name the file: New Res App

ELECTRONIC FILE 2 :

Merge/combine the following files together and name the file: Plan Review A

Survey/Plot Plan to include the following:

  • Placement of structures, flatwork, and driveways
  • Driveway approach location at the curb
  • Building lines, public utility easements and drainage easements noted
  • Setbacks from property lines noting actual distance from property lines
  • Impervious coverage calculation

One (1) complete set of building plans to include the following:

  • Drawn to 1/4″ or 1/8″
  • Floor Plan of Building with dimensions
  • Wall, Ceiling, and Roof Framing Detail – Wall Section including Wall, Ceiling, & Roof Framing
  • Electrical, Plumbing, and Mechanical Details –location of all plumbing fixtures, electrical outlets including GFI, panel location, and arc fault
  • Rated Eave Detail if Eaves encroach into 5’ side building setback line.
  • Roof Plan & Details or Truss Specifications
  • Elevations
  • Where required, Floodplain Elevations and Notations – may need to submit floodplain permit application

Apply for a building permit in the ETJ (Plumbing):

Permitting Steps:

  • Create account at mygovernmentonline.org. Click here for instructions
  • Apply for your permit online with required documents as listed above
  • Please allow up to TEN (10) business days for the review. You will receive an email from no-reply@spcdc.org with approved permit information and remaining balance to pay.
  • Once fees are paid,trades will request permits under main permit.
  • General contractor request inspections in the order listed on your permit.

Residential Plan Review:

Once your permit application is accepted, please allow ten (10) business days for review. Once the permit is approved,you will receive notification via email with amount of the permit to be paid.

Scheduling Inspections:

You will schedule all inspections at mygovernmentonline.org. Inspections must  to be scheduled before 3:00PM for the next business day. You cannot request inspections via telephone.
